Tellapur or Kokapet for a 3 BHK under 1.6 Cr?

My husband and I both work in the Financial District. Budget is about 1.5 to 1.6 Cr all in, and we want a 3 BHK of around 1,700 sq ft in a gated community.

In Kokapet that budget gets us a smaller flat or a lower floor. In Tellapur we get the size we want, but the drive looks longer and the area still feels half built.

For people who live in either place: how is the commute at 9 am, and how are water supply and schools?

I live in Narsingi, between the two. To the Financial District it is 15 to 20 minutes from Kokapet and 30 to 40 from Tellapur at peak hour. The Tellapur roads are getting better every year.

We picked Tellapur for exactly the size reason. There are a few good schools nearby now. Water has been fine in our community, but ask each project where its water comes from and whether it has its own STP.

Also look at what is planned around each project on the master plan layers. Kokapet has a lot of high-rise land around it, so a view you see today can disappear in three years.

Yes, do that. Compare the same floor and facing in both projects. In a dense cluster an east-facing flat on floor 8 can lose most of its morning sun once the neighbours go up.
