I booked a flat last month and kept a list of what I asked the builder for. Sharing it in case it helps someone. I am not a lawyer, so get your own lawyer to read them.
- RERA registration and the filing on the TG RERA website: approved floors, carpet areas, completion date
- Building permission with the approved plan, and the sanction date
- Title documents going back 30 years, with an encumbrance certificate (EC) for the same period
- Land use: is the land in a residential zone on the master plan?
- Agreement of sale draft before paying more than the booking amount
- Bank approvals: which banks have approved the project for loans
The bank approval list was useful. Two big banks had approved the project, which told me their lawyers had already read the title.
