Plot near Shankarpally shows two different zones. Which one is right?

I'm looking at a 300 sq yd plot near Shankarpally. On BuyBloc's map, one HMDA master plan layer shows the land as residential and another older plan shows it as conservation.

The seller says it is residential. Which plan applies today? I don't want to buy a plot I can't build on.

Different HMDA plans cover different areas and were made at different times, which is why BuyBloc keeps them as separate layers. Don't take the seller's word or the map's alone. Ask HMDA for the land use, or get a land use certificate for the survey number.

Seconding that. A land use certificate costs very little next to the price of the plot.

Certificate came back: residential use zone for that survey number. A shared road on one side also has a planned widening, so the front setback will be larger than the seller said. Glad I checked.
